Why It Happens Here
Ken Caryl's median build year sits around 1987, newer than a lot of what we see across the rest of our service area, where the typical house went up closer to 1979. That matters for what breaks. A door from a late-1980s build usually still has its original torsion spring and the same steel rollers it left the factory with - nobody's swapped them because nothing forced the issue yet. Thirty-plus years on, that spring is at the tail end of its cycle count, and the rollers have worn enough slop into the track that the door starts binding before it ever fully fails.
The cold is the other half of it. We're in a severe cold climate band here, and steel contracts in winter the same way every winter - torsion springs that are already fatigued lose tension faster in low temperatures, and nylon rollers that have gone brittle crack instead of just wearing down. So the call we get from Ken Caryl tends to be a spring that finally let go on a cold morning, or an opener drive gear stripped from fighting a door that's been dragging for months. Both are original-hardware failures, not something that happened overnight.
How Long You Are Without the Door
We run out of Highlands Ranch, about 8 miles from Ken Caryl, so there's drive time built into any visit - we're not pretending to have a crew sitting around the corner. Once we're at the house, a broken spring or a cable off the drum is usually a same-visit fix; we carry the common spring sizes and don't need to order anything for that kind of call.
Where it stretches out is a dead opener logic board or a bent track that's twisted the whole frame - those sometimes need a part we don't carry on the truck, and that's a second trip. We'll tell you straight on-site which kind of job it is instead of guessing over the phone.
Booking a Visit
Call and describe what the door is doing
Won't open, opens partway and stops, spring snapped with a bang, opener runs but the door doesn't move. That tells us what to load before we leave Highlands Ranch for the drive out to Ken Caryl, which saves you a second visit if the first guess is wrong.
If the door is a safety risk
Off the track, half-detached, a cable whipping loose - say so when you call. That changes what we bring and how we plan the trip. We don't quote a response time here since we're not based in Ken Caryl itself; we'll give you a straight estimate on timing when you call, based on where our truck is that day.
What the Fix Involves
For a snapped torsion spring, we unwind and remove the broken one, match it to your door's weight and size, and wind in a new pair under tension - this is not a job to DIY, the wound spring stores enough force to cause real injury. For rollers and track, we check whether the track itself bent or just the rollers wore out; on a house built in the late 1980s it's often both at once, since the original steel rollers have been grinding the same groove into the same track for over three decades.
If the opener itself failed - a stripped gear, a dead circuit board, a motor that hums but doesn't turn - we test the drive system before replacing anything. Sometimes it's a $20 gear kit, sometimes the board's gone and the unit needs replacing outright. One honest limit: if the opener is old enough that parts for it are discontinued, replacement is usually cheaper than chasing a repair, and we'll say so rather than bill you for a part that doesn't exist anymore.
What Is on the Truck
We stock the torsion spring sizes that fit the door weights and track drops common in houses built through the 1980s and 90s, along with steel and nylon rollers, cables, and the drums and bearing plates that wear out alongside them. Standard travel and safety cables are on the truck too, since a snapped spring often means checking those at the same time.
What we don't carry stocked are specialty opener boards for less common models or custom-width panels - those get ordered after we've seen the door in person. For most Ken Caryl calls involving a spring, cable, or roller failure, what's on the truck covers it in one visit.
