What Can Go Wrong
Stonegate sits nine miles from our Highlands Ranch yard, and that drive shapes how we book an opener job here more than anything else. We're not swinging by on a whim between two other stops in the neighborhood - a Stonegate call gets its own slot, so when you schedule, we schedule the install, not a maybe.
The houses here are younger than a lot of what we work on elsewhere in the service area, where stock runs as far back as 1938. Stonegate's median build year lands around 1997, which puts most openers in these garages at builder-grade units installed when the subdivision went up. A quarter-century-plus chain-drive opener is past the point where parts are worth chasing - the logic board goes first, usually, then the travel limits drift, then the safety sensors start throwing codes intermittently instead of failing clean. If your opener predates 2005 or so and it's original to the house, that's the profile we expect to find before we even open the truck.
The other thing that trips up newer-construction garages: builder openers were specced to a price point, not to the climate. This area sits in a severe cold band, and a chain or cheap belt unit that's twenty-plus years old has usually already hardened and cracked at least once in a hard winter.
What Is on the Truck
We stock belt-drive and chain-drive openers with battery backup as standard, not an upsell - in a severe-cold climate band, a winter outage during a cold snap is exactly when you don't want to be stuck outside pulling the manual release in the dark. Belt drives run quieter and don't need the periodic lubrication a chain does, which matters more here than it would somewhere milder, since cold makes old grease stiffen and chains skip.
We carry current rolling-code receivers and photo-eye sensor pairs as a matched set, because mixing an old sensor with a new head unit is a common source of the "door reverses for no reason" complaint we hear on houses this age. We also bring the wall console and remote inventory to match whatever opener we're installing - no sending someone back to a store mid-job.
What we don't carry is custom millwork or bracket fabrication for garages with non-standard framing. If your opener mount needs something built rather than installed, that's a conversation before the appointment, not a surprise during it.
